Delaware County is booming! Over the past three years, it added more than 16,000 residents, pushing the population to over 231,000 in 2023 . That’s a 7.7% jump! This growth is second only to Union County. On average, about 12 new people move in every day.
What’s fueling this growth? A mix of strong schools, new housing, and easy access to Columbus. Subdivisions are springing up across the county, offering modern homes and community perks that appeal to both families and professionals.
Here’s a look at the six subdivisions worth keeping an eye on.

Located between Shanahan and Peachblow roads, west of the railroad tracks, Berlin Meadows is near U.S. Route 23 and the Evans Farm community.
Berlin Meadows has attracted significant attention due to its location and community-focused design. The inclusion of an elementary school in the development makes it particularly attractive to families.

The development is south of Clark Shaw Road and east of Sawmill Parkway, providing convenient access to nearby shopping, dining, and entertainment options. Clarkshaw Crossing is part of broader growth in Liberty Township, showcasing the area’s appeal to homebuyers looking for modern living spaces in a well-connected location.
